【appledaily.com.hk】香港佳士得昨日展開一連兩日的極品佳釀拍賣,競投氣氛激烈,首日成交額超過 5,300萬港元。六瓶法國波爾多 1961年份 1.5公升的 La Tache以 72萬港元成交,是全日最高的成交價,第二場合共 342瓶佳釀,今在香港文華東方酒店繼續拍賣。

叫價激烈 九成賣出

經濟向好,紅酒拍賣成績理想。香港佳士得今年首場極品稀世佳釀拍賣會,昨日合共拍賣 445瓶紅酒,當中不乏紅酒發燒友追捧的柏翠莊和拉斐莊整箱紅酒,現場叫價相當激烈,逾九成拍賣品成功賣出。法國波爾多 1961年份六瓶裝 1.5公升的 La Tache的成交價最高,與估價約 70萬至 100萬元相若。
佳士得名酒部國際主管艾士維對拍賣成績滿意,表示對本港紅酒拍賣前景充滿信心。他預計未來紅酒收藏家對頂級名酒需求量將持續增長,佳士得將於今年 4月和 5月再次舉行名貴佳釀拍賣會。

90% of lots sold
As global economy shows a steady growth, wine auctions continuoue the good pace. Christie's Hong Kong fine wine auction yesterday had a total of 445 bottles of wine. All are sought after wine like Lafite and Petrus in original wood case. On-site bid was extremely keen to sell more than 90% of lots . Six bottles of Burgundy, 1961 La Tache bottle of 1.5 liters, was sold at the highest price, pre-auction valuation was about $700,000 - $1,000,000 HKD. Christie's wine director was happy for the results and expressed full confidence on business in Hong Kong. He expects the fine wine demand for wine collectors will continue to grow. In April and May of this year, Christie will hold another auction for fine wines.

香港紅酒銷量亞洲第一

蘋果日報】香港成為亞洲最愛杯中物的地區, 2005年至 2009年間本港葡萄酒消耗量上升一倍,一年達 3,500萬支,平均每人飲 4.5公升,超越日本及新加坡是亞洲最多,當中 85%紅酒,多來自法國。有業界說,中國產酒量已排全球第七,隨時踢走產酒大國澳洲,直逼第六位。

Vinexpo行政總裁 Robert Beynat昨在本港稱,今年葡萄酒展覽將於 6月 19日至 23日在法國波爾多舉行,料不少本地酒業界參與,因本港已成為亞洲樞紐, 2009年 27%進口本港葡萄酒都會轉口, 70%轉至內地。調查顯示,本港葡萄酒消耗量很高, 2005年有 141萬箱,至 2009年已上升一倍至 291.2萬箱;以每箱 12支計即有約 3,500萬支,平均每人消耗 4.5公升,較日本 2.4公升及新加坡 2.1公升為多,是亞洲最高。調查預測 2010年至 2014年,葡萄酒消耗量會再升 57%,人均消耗量升至 6.5公升。港人最愛的葡萄酒是紅酒,佔整體消耗量達 85%,而消耗量佔 63%為中價酒,售 5至 10美元(約 39至 78港元),最大來源地是法國、澳洲及美國。中國不入本地來源地十大,但 Beynat說中國產酒量全球排第 7, 2005至 2009年平均年產 7227萬箱,料 2010至 2014年可達 1.28億箱,追過澳洲爬上第 6位;頭三位仍分別是法國、意大利及西班牙。

According to a survey, our wine consumption is increasing rapidly, from 1.41 million cases in 2005 to 2.91 million cases on 2009. That is about 35 million bottles in total which means average consumption of 4.5 liters. Compared to 2.4 liter in Japan and 2.1 liter in Singapore, Hong Kong is have highest comsumption in Asia. It is estimated from 2010 to 2014, wine consumption will be up another 57%, average consumption may reach 6.5 liters. Red wine is Hong Kong people's favourite, consists of 85% of total consumption. 63% of wine consumed are mid-price wine at around 5-10 U.S. dollars, mainly source from France, Australia and the United States. Wines from China is out of top ten in local market, but according to Beynat it is ranked 7 in the world, 2005 to 2009 the average annual wine production in China is 72.27 million cases. Between 2010 to 2014 it is estimated to reach 128 million cases, chasing Australia who is on the 6th. The top three will be still France, Italy and Spain respectively.

紅酒市場迅速成富豪新寵


在國外,紅酒收藏與投資已有超過300多年的歷史,在中國只不過最近兩年的事情,然而紅酒投資的發展卻異常驚人,迅速成為中國千萬富豪的新寵。
中國人什麼都能炒,從蒜頭、大豆和薑蔥,到現在當紅的紅酒,中國億萬身價富豪將焦點從農產品轉至歐美紅酒這玩意兒。倫敦國際葡萄酒交易所統計,每年93億港元的紅酒銷售額中,就有40%的買家來自中國。
世界頂級名酒有「液體黃金」之稱,被視為投資報酬率最穩定、最可觀的投資品種之一。英國佳士得曾經對六種主要投資項目,分析30年來的累計報酬率,結果顯示鑽石的漲幅為1.49倍,黃金1.68倍,中國瓷器17倍,古典名畫16倍,頂級名酒則是38倍。
過去幾十年,昂貴紅酒拍賣的大本營一直在倫敦和紐約,如今這個陣地已悄然轉移。現在整個的葡萄酒市場向亞洲轉移,中國已經取代日本成為亞洲第一大葡萄酒消費國,香港已經成為全球第二大紅酒拍賣市場。香港拍賣場上,中國大陸投資客大概占到三分之一。
大陸和香港藝術品、紅酒市場的投資者主要是一夜暴富的富豪。據專門調查中國富豪的《胡潤報告》,2010年擁有1,000萬元人民幣資產的富豪人數為87萬5,000人,擁有1億元人民幣資產的富豪人數為5萬5,000人,這些人的平均年齡分別為39歲和43歲,其中大部分加入了購買藝術品、紅酒行列。

Christie UK announced that among their British six major investment projects in the past 30 years, the cumulative return showed 149% increase for diamonds, 168% for gold, 1700% for Chinese porcelain, 1600% for paintings, fine wine set the mark at 3800%. Over the past few decades, London and New York has been the headquarters of fine wine auctions , and now this position has been quietly transferred. Now the whole market shift to Asia, China has replaced Japan as Asia's largest wine consumer, Hong Kong has become the world's largest wine auction market. Auctions in Hong Kong, mainland China accounted for about one-third of investors. In China and Hong Kong, art and wine investors are mainly the newly super rich. According to a report, in 2010 there are 875,000 have 10 million rmb of assets , 55,000 with 1 billion rmb of assets. The average age of these people is 39 and 43, most of them is active in art and wine investments.

歐元弱勢 入口紅酒無減價 Euro rate doesn't bother impoted wine prices


 ■紅酒作為一種新興的投資產品,售價每年均保持約1成升幅,部分名貴紅酒升幅更高達2至3成。 香港文匯報記者張偉民 攝
 其他地區貨幣升值會引致輸入型通脹,但一些主要貨幣明明貶值,由相關地區入口的商品售價仍有升無跌!以被譽為「液體黃金」的紅酒為例,由於本身具備投資價值,再加上廣受內地客所追捧,儘管歐元過去1年不斷下滑,但紅酒平均售價卻有增無減,名裝酒的價格更是大幅攀升。
 香港紅酒協會會長張耀成接受香港文匯報專訪時表示,紅酒作為一種新興的投資產品,售價每年均保持1成左右的穩定升勢,一些名貴紅酒升幅更高達2至3成,雖然歐元於2010年的累計跌幅近7%,但卻幾乎未影響到紅酒售價的走勢。
供應商提價對沖匯兌損失
 張耀成解釋,這主要是因為法國的紅酒出口商一直都有「留意歐元」的傳統,若歐元下跌,出口商即相應提價,以抵銷跌幅;而歐元若是上漲,出口商亦會略微下調價格,令兌換成港元後的價格大致維持穩定。雖然,目前僅是法國有這一傳統,德國等其他歐洲國家出口商並未倣效,但法國紅酒在本港市場的佔比約為6至7成,故少數牌子的紅酒即便價格下調,亦不足以左右大局。
 據了解,目前本港從歐洲進口的餅乾、咖啡、魚子醬、芝士等產品價格基本保持不變或略有上升,即便若干價格下調,亦主要是超市的促銷手段。業界指出,歐元匯率變動難以捉摸,經常忽上忽下,目前固然是歐元相對港元貶值,但未來怎樣暫難定論,因此商家對調價都很慎重。不過,如果歐元走貶的趨勢長時間持續,隨著旺銷季節的來臨,一些進口食品有可能會降價。

Industry pointed out that subtle changes in the euro exchange rate, often ups and downs,  the current depreciation of the euro to HKD is not likely to be a long term situation, even the future is difficult to make conclusion, it is very serious business-to-price adjustment. However, if the euro continued a long trend of downturn, with strong sales season approaching, some imported foods are likely to cut prices.

如果一段愛情能像貴腐葡萄酒的故事那麼歷盡艱辛、蕩氣回腸,最終又變得那麼芳香甘甜,那這段愛情故事就可以被拍成電影了。

今年或明年就是飲用2007年米高波爾多酒的最佳年份,通常米高波爾多葡萄酒需要10年左右才圓熟的適飲,但07年的酒放四五年就可以飲用了,它偏重的單寧感,勁道十足,正好用來搭配川菜。

不能單純用好壞來比較不同年份的酒,每年都有各自的特點,2007年米高波爾多葡萄酒,精致而圓潤,喝起來非常不錯。2007年的優點,是可以較早飲用,這對消費者來說也是好事。

在情人節這種決定性的日子,選對一瓶酒,是可以改變你命運的。
近年葡萄酒大熱,紅白葡萄酒都是情人節晚餐的熱門之選。平常小兩口燭光晚餐隨便喝點就好了,但在情人節這一天,總得來點特別的。2000年、2005年的米高波爾多Grand Cru都是眾所周知的好酒,其實要在2011年飲用,2007年的米高波爾多葡萄酒正處于它最成熟的時候,而在2007年的米高波爾多葡萄酒中表現最佳的就是索代產區的貴腐葡萄酒。

要講2007年的米高波爾多葡萄酒,不得不提2007年米高波爾多的天氣。這個世界上最能聊天氣的不是英國人,而是法國葡萄園的農民、釀酒師、酒莊主、葡萄酒行業從業員,你想跟他們聊什麼時候的天氣都沒問題:今年8月的、2005年夏天的、1985年秋天的……他們對每年的天氣了如指掌,因為天氣能決定一瓶葡萄酒的命運,也能決定他們的命運。

2007年的米高波爾多,在6月、7月、8月,氣溫均低于往年的平均水平,雨水過多,陽光嚴重不足,直到9月,太陽才扎扎實實地霸占著米高波爾多的上空。葡萄需要充足的陽光照射才能成熟,就像小孩需要吃飯喝水才能成長一樣,通常8月過後,米高波爾多的葡萄就差不多成熟了,但2007年9月初,米高波爾多的葡萄還很小,有些甚至因為雨水而腐爛毀壞了,還好9月的太陽及時挽救了2007年的葡萄。

在這種惡劣的天氣中成長,使一些米高波爾多葡萄酒出現了結構性的問題:單寧較強,酸度偏高,余韻不足,不宜久藏,但米高波爾多南部索代產區的貴腐葡萄在2007年卻迎來了一個非常好的收成。

索代以生產貴腐葡萄酒聞名。要釀制貴腐甜酒,關鍵要把貴腐菌(Botrytis Cinerea)伺候好。要想得到上佳的貴腐葡萄,需要一個很特別的生長環境:早上有霧,要有適當的濕度,讓貴腐菌充滿活力,去襲擊葡萄的表面,在葡萄表面鑽出微細的小孔;下午,它們需要熱烈的陽光,就像印度夏天幹熱的下午一樣,這樣葡萄里的水蒸氣就能通過那些小孔蒸發掉,使果肉里的汁液更濃縮。2007年的索代就擁有這樣完美的天氣。

貴腐菌除了讓葡萄的汁液得以濃縮,同時也讓葡萄的香氣更加濃鬱,被貴腐菌侵襲的葡萄通常比普通葡萄多54種香氣。為什麼被貴腐菌侵襲的葡萄擁有更多香氣呢?當貴腐菌侵襲葡萄時,葡萄會產生一個化學反應以抵抗外來的入侵,就像有些動物在遭遇外來襲擊時會放屁或者射出毒液一樣,而葡萄不制造毒液,只制造很多不同的香氣。

這種香氣馥鬱持久的甜酒,是可以把2月14日浸泡得像蜜一樣甜的。

那箱柏翠是真的嗎?

年伊始﹐香港就在這個週末迎來了一系列葡萄酒拍賣。面對這樣的形勢﹐亞洲買家心裏湧起了兩個大大的問號:所有這些酒到底是從哪兒來的呢?它們的保存狀況又怎麼樣呢?

Bordeaux Winebank的“五星來源保障”體系(Five Star Provenance)採用帶防拆封印﹐確保買家買到的酒是直接來自酒莊﹐且經過很好的保存。
Bordeaux Winebank集團主席亨甯•索雷森(Henning Thoresen)說﹐“在各家拍賣行之間倒來倒去的葡萄酒實在是太多了﹐有些時候﹐零售商又不會把酒的來龍去脈告訴你。風險就是﹐你花費了1萬港元(1,286美元)﹐買到的卻是一瓶壞了的酒。”

葡萄酒一瓶接一瓶地湧入亞洲﹐在不同的主人手裏輾轉﹐經歷了各種各樣的溫度條件﹐有時還會被缺乏經驗的人搖來晃去。這樣一來﹐瓶子裏的脆弱酒液就很容易變質。除此之外﹐各路騙子都想從節節攀升的名酒價格當中撈上一把﹐假貨的問題也越來越讓人揪心。

原籍挪威的索雷森在葡萄酒行業打拼了幾十年﹐創造了一套相關的保障體系﹐並且為這套體系申請了專利、註冊了商標。據他說﹐這套體系可以為葡萄酒的品質和來源提供保障。1月23日﹐他將把這套體系介紹到香港﹐並在蘇富比拍賣行(Sotheby's)的Bordeaux Winebank葡萄酒收藏拍賣會上進行展示。他的公司專門銷售經他的“五星來源保障”體系(Five Star Provenance)檢驗合格的葡萄酒。按照這套體系的要求﹐所有的酒必須直接來自酒莊﹐自裝瓶之日起就一直處於波爾多地區的專業窖藏之中﹐外包裝用的是帶防拆封印的原裝木箱﹐同時還附有大量的證明檔。

1月23日的蘇富比香港拍賣會推出128箱2000年份的波爾多頂尖名酒﹐所有名酒都是直接從酒莊購得﹐其中包括諸如拉菲(Chateau Lafite Rothschild)和柏翠(Chateau Petrus)之類的明星拍品。蘇富比估計這批拍品的總值為1,260萬港元。

同樣是在這個週末﹐香港還有其他幾場葡萄酒拍賣會。美國拍賣行Acker Merrall & Condit的葡萄酒拍賣會為期兩天﹐拍品來自多個藏家﹐總值據拍賣行估計可達7,000萬港元。第一場拍賣定在週五(1月21日)晚上﹐第二場拍賣的開始時間則是週六早晨﹐同一個時間﹐蘇富比也將舉行安德魯•勞埃德•韋伯(Andrew Lloyd Webber)個人收藏拍賣會﹐拍品總值估計為3,200萬港元。

不過﹐在亞洲﹐來源可靠的葡萄酒往往會拍出高於估計的價錢。例子之一就是去年的蘇富比香港拍賣會:三瓶直接來自酒莊的1869年拉菲珍罕名釀拍出了每瓶180萬港元的空前高價﹐比之前的最高估價多了許多倍。

為了滿足富裕買家的需要﹐賣家和酒廠都在努力讓葡萄酒擁有易於鑒別的可靠來源。不久之前﹐擁有波爾多一級酒莊尊貴頭銜的瑪爾戈酒莊(Chateau Margaux)在香港介紹了它採用的各種內置防偽措施﹐包括蝕刻在瓶身上的惟一編號、用於鋁箔收縮帽的特殊油墨以及標籤上的各種防偽標記。

說到“五星來源保障”體系﹐蘇富比亞洲區酒類主管樓伯禮(Robert Sleigh)認為﹐它可能會促進Bordeaux Winebank集團在亞洲的葡萄酒銷售。

他說﹐亞洲“大體上還是一個新手市場﹐所以呢﹐買家都比較小心﹐免得出什麼差錯。買東西的時候﹐不管是買鞋子、衣服還是別的什麼東西﹐他們都希望自己買到的是真貨。”

香港葡萄酒拍賣總額超紐約 高達1.65億美元

 中國經濟網報導,葡萄酒已成為亞洲拍賣市場的新貴,據悉,2010年,香港葡萄酒拍賣總額首次超過美國紐約,高達1.65億美元,比2009年增長了157%。而美國市場2010年葡萄酒的拍賣總額則為1.54億美元。 

 2010年,全球三大酒類拍賣公司的成交額比2009年幾乎都倍增,而在這個新興的投資消費領域,亞洲買家成為拍賣市場的“生力軍”。據佳士得拍賣行介紹,拍賣價在15,000美元以上的高檔葡萄酒有三分之二被亞洲買家買走。香港蘇富比拍賣行創下了酒類拍品100%成交的紀錄。2010年10月,3瓶由拉菲酒莊直供的1869年份拉菲葡萄酒在香港蘇富比拍賣會上拍出了單瓶23萬美元的天價,而其開拍前的預估價僅為5,000美元左右。快速增長的市場勢頭促使各大拍賣行的大型酒類拍賣會都落戶香港。2010年,美國阿奇拍賣行就在香港舉行了多場名酒拍賣,成交額高達近6,000萬美元,較2009年增長了206%。蘇富比拍賣行更是把2011年的開年拍賣大戲——安德魯•勞埃德•韋伯的個人收藏拍賣會安排在香港舉行。這位作曲家最著名的收藏就是各種年份和產地的葡萄酒,其中包括747種波爾多葡萄酒和勃艮第葡萄酒,這二者是法國葡萄酒最著名的產地。

IMF gives a nod to fine wine


A recent report published by IMF economists Serhan Cevik and Tahsin Saadi Sedik investigates the influence of advanced and emerging market economies on commodity prices by analysing two very different commodities and assessing the impacts of global supply and demand. Significantly, the IMF chose fine wine as one of the two commodities for their analysis (the other being oil), thus adding weight to fine wine's credibility as an investable alternative asset class. The researchers used the Liv-ex Fine Wine Investables Index to track historical changes in fine wine prices.
According to their working paper (A Barrel of Oil or a Bottle of Wine: How Do Global Growth Dynamics Affect Commodity Prices?), demand plays a critical role in determining the prices of both commodities, "while production constraints have the expected, but limited effect”. The paper also finds that it is emerging economies – such as China – that have the most marked effect on pricing. One of the closest correlations found is that between fine wine prices and industrial production in emerging economies (which is five times higher than that found for the same measure in advanced economies).
During their research, the economists also discovered a striking similarity between the behaviour of oil and fine wine prices, "with a correlation of over 90 per cent during the sample period”. This secondary finding has prompted many critics to question fine wine's value as a portfolio diversification tool.On the other hand, the study's conclusion that fine wine prices are closely correlated with industrial production in emerging economies indicates that fine wine as an asset class is a geared play into emerging market growth. This can hardly be overstated - particularly considering the phenomenal growth that these markets have seen in recent years. Forbes Magazine's latest rich list reveals that emerging markets such as China now boast a growing number of billionaires - all of whom are no doubt interested in drinking wine rather than oil.

紅酒升值眾所周知,上月一批 2008 Lafite酒花,因招紙多了一個「八」字,升值了五倍。紅酒升幅驚人,連帶其餘酒類亦水漲船高,香檳將會是下一浪被炒的酒類。
酒界素有「紅酒先升,香檳追隨」的說法,由於優質香檳產量有限,同樣飲一支便少一支。近年中國等新興市場對紅酒需求大增,故專家認為香檳升值潛力必定驚人。
古小姐經常與朋友一起品酒,餐前例點香檳。
去年蘇富比拍賣會首次推出的粉紅香檳競投,一批三十瓶的六六年、七八年等六個稀有年份的香檳 Dom Perignon,以一百三十三萬元成交,由亞洲收藏家投得,破了世界單批香檳成交紀錄。

(唐培里儂)有香檳之父之稱,當中以九三年份出產的較有名氣,價格由十年前一千元一支,升至現時約三千元。事實上,反映葡萄酒價格指數的倫敦 Liv-ex100,去年升了近四成,同期恒指只有半成增長,可見投資洋酒的回報十分可觀。
其實,香檳一向是女士的至愛,貪其酒色鮮豔及綿密的氣泡,就如從事文職的古小姐,兩年前開始飲香檳,「香檳顏色好靚,尤其係白色香檳,又有花香嘅酒味,比較易入口,最啱過時過節一大班朋友一齊飲。」
她更參加品酒工作坊,學飲香檳,惟看見香檳價格愈來愈高,遂買了數十支香檳,共兩萬四千元,現時賬面升值兩成,「開頭飲二百幾蚊一支,慢慢飲到近千蚊,見啲香檳愈黎愈貴,上年買定十幾支,唔怕第時要捱貴酒。」
香港葡萄酒評審協會主席鄺英志指,現時香檳的投資仍在起步階段,大幅落後於紅酒,「八二年 Lafite要四、五萬蚊一支,大多數識飲完紅酒,之後就會飲香檳,所以香檳嘅升值潛力一定好勁。」

鄺英志表示香檳是經濟寒暑表,因為市道暢旺,多人開香檳慶祝。

香檳壽命短

事實上,香檳是法國的一個釀酒區,位於北部,由於葡萄酒經過第二次發酵,需時三至五年變成有氣泡的酒,現時每年限量出產三億支。
與紅酒不同,香檳的氣泡會隨時間而漸漸流失,因此並非收藏愈久愈好,最長亦只有二十年,所以最重要在死線前賣掉或喝掉。惟有些過了二十年的香檳仍十分值錢,鄺英志解釋那些酒已經沒有氣泡,理應一文不值,但基於那些年份出產的葡萄屬較上等,所以仍有收藏價值。
其實,香檳分有年份及沒有年份,無年份( Non Vintage)的香檳代表由不同年期的葡萄合製而成,質量較穩定,但卻沒有投資價值。而有年份的香檳則代表該年的葡萄收成質素較好,所以被冠以年份,升值潛力較大。「九、九五、九八、○○五年嘅香檳質素,公認最好。」

名廠出產有保證

除了講究年份外,酒廠的名氣亦十分重要,鄺英志建議幫襯三大酒廠,包括 Dom Perignon KRUG Louis Roederer,「呢三間酒廠出產嘅酒,有部分都已經被納入 Liv-ex成分酒。」尤其以 Dom Perignon最著名,有三百多年歷史,堅持使用橡木釀製香檳。
其實,香檳一般儲存在攝氏十二度以下,除了存放在家中的酒櫃,現有九間酒庫獲品質保證局認可,存酒較有保障,以 Crown Wine Cellars為例,少於十箱,每年每箱費用為二百八十八元,其後每箱一百四十四元,免入會費。而轉售則可幫襯 Farr Vintners Berry Bros.& Rudd等酒商,向酒商要求售出,公司便會開價,通知所屬會員有否興趣購買,並收取酒價一成作手續費。

茅台也爆升

 

貴州茅台年產一點一萬噸,現時一支五百毫升普通裝,被炒至二千元。
除了紅酒和香檳,被喻為國酒的茅台,價格亦屢創新高,茅台分三十八、四十三及五十三度酒精濃度,其中以五十三度為最受歡迎,年份愈久的茅台愈值錢,去年拍賣一支五八年茅台,成交一百四十五萬元。
而現時標準裝五百毫升,四年大概三百元一支,九年已升了三倍,直至現時已飆升至二千元。茅台年產量一點一萬噸,供不應求之下,有投資者已囤貨託價,有香港茅台零售商指,在香港多了客人入貨,「好多酒樓都入定貨,但而家五十三度周圍都缺貨,俾人收起晒,要成二千蚊一支。」

(http://www.chinapress.com.my)被稱之為液體黃金的紅酒價格升幅凌厲,吸引大量投資者,尤其是中國富豪入市炒賣,香港逐漸成為全球紅酒交易和拍賣中心,消息說,招商銀行旗下永隆銀行,計劃在當地首度推行紅酒貸款業務。
《明報》引述消息人士的話報導,新業務最快本月推出,初步計劃最高貸款50%,貸款利率為最優惠利率外加1%,即6.25%
有紅酒投資者說,雖然紅酒價格會有變動,但銀行估值較保守,相信銀行承受的風險不大。
他們又認為在這類貸款幫助下,可進一步推高香港紅酒價格。
永隆銀行發言人確認,銀行正籌備推出紅酒貸款。
酒價料更高
消息指出,該行最快本月在私人貸款業務中,新推出紅酒貸款業務,投資者通過指定酒商及約50款紅酒,可獲得最高現價估值50%的貸款,可供貸款抵押的紅酒,當中大部分屬名牌酒莊出品,包括拉菲(Lafite)、拉圖(Latour)、武當(Mouton)等,貸款額最少50萬港元
紅酒會以附加抵押品形式,由銀行放置在特定的紅酒倉中,貸款者除貸款利率外,還需額外繳交紅酒存倉費。
隨中國經濟起飛,對紅酒需求日漸上升,不少中國投資者對紅酒投資興趣甚大。
香港去年首10個月的紅酒拍賣成交額,達7.54億港元,已超越紐約的4.62億港元,成為全球最大的紅酒拍賣中心。
香港紅酒協會會長張耀成認為,以近年名貴紅酒每年平均升值20%30%計算,紅酒貸款利率不算高,料受投資者歡迎,而在更多資金的帶動下,名酒價格將更上一層樓。
以往酒商和其他商家一樣,都是透過信用證(LC)向銀行貸款,隨著交易額愈來愈大,令紅酒借貸成為銀行單獨貸款產品。
酒倉租金收入高
較普通倉貴85%
名貴葡萄酒要存放好,才能保存品質,發展商早年建設的酒倉,租金收入豐厚。
香港嘉里建設旗下嘉里物流是紅酒儲存服務商之一,后者兩年前斥資數百萬港元改裝倉庫,專用作儲存名貴紅酒,租金也相對較高,現時租用率約80%
雖然紅酒倉的投資尚未回本,但嘉里已有擴充計劃。
為確保紅酒儲存在最佳條件下,紅酒倉要控制溫度、光照、振動、維護和保安等,也要考慮衛生和保險等安排。
嘉里物流位于葵涌的倉庫中,其中一層約8000呎面積,代客儲存名貴紅酒,倉庫要特別控制溫度和濕度,溫度保持在攝氏1216度,濕度維持于65%75%
另外,時昌迷你倉也設有紅酒儲存服務,以位于荃灣的倉庫為例,紅酒倉每月呎租26港元,較一般倉呎租14港元,高出85%
儲存紅酒的租金按箱計,一箱12支,每年倉租約300港元,名酒每支價值過萬港元,投資者自然不會計較存倉費。

Hong Kong's wine auction turnover in the first 10 months of 2010 was 754 million HKD, which surpassed New York's 462 million HKD as the world's largest wine auction center. CHEUNG Yiu Sing, Hong Kong Association of red wine explain that fine wine in recent years has appreciation of 20-30% on average annually. Wine loan do not have high interest rates, expected by investors,as more investors enter the market, the wine prices will appreciate even further. Like the previous wine merchants and other businesses, are available through the letters of credit (LC) to bank loans, with the increasing volume of transactions, making wine lending a separate bank loan products.
