最高抵押估值50%香港首推紅酒貸款

《明報》引述消息人士的話報導，新業務最快本月推出，初步計劃最高貸款50%，貸款利率為最優惠利率外加1%，即6.25%。
有紅酒投資者說，雖然紅酒價格會有變動，但銀行估值較保守，相信銀行承受的風險不大。
他們又認為在這類貸款幫助下，可進一步推高香港紅酒價格。
永隆銀行發言人確認，銀行正籌備推出紅酒貸款。
酒價料更高
消息指出，該行最快本月在私人貸款業務中，新推出紅酒貸款業務，投資者通過指定酒商及約50款紅酒，可獲得最高現價估值50%的貸款，可供貸款抵押的紅酒，當中大部分屬名牌酒莊出品，包括拉菲（Lafite）、拉圖（Latour）、武當（Mouton）等，貸款額最少50萬港元。
紅酒會以附加抵押品形式，由銀行放置在特定的紅酒倉中，貸款者除貸款利率外，還需額外繳交紅酒存倉費。
隨中國經濟起飛，對紅酒需求日漸上升，不少中國投資者對紅酒投資興趣甚大。
香港去年首10個月的紅酒拍賣成交額，達7.54億港元，已超越紐約的4.62億港元，成為全球最大的紅酒拍賣中心。
香港紅酒協會會長張耀成認為，以近年名貴紅酒每年平均升值20%至30%計算，紅酒貸款利率不算高，料受投資者歡迎，而在更多資金的帶動下，名酒價格將更上一層樓。
以往酒商和其他商家一樣，都是透過信用證（LC ）向銀行貸款，隨著交易額愈來愈大，令紅酒借貸成為銀行單獨貸款產品。
酒倉租金收入高

名貴葡萄酒要存放好，才能保存品質，發展商早年建設的酒倉，租金收入豐厚。
香港嘉里建設旗下嘉里物流是紅酒儲存服務商之一，后者兩年前斥資數百萬港元改裝倉庫，專用作儲存名貴紅酒，租金也相對較高，現時租用率約80%。
雖然紅酒倉的投資尚未回本，但嘉里已有擴充計劃。
為確保紅酒儲存在最佳條件下，紅酒倉要控制溫度、光照、振動、維護和保安等，也要考慮衛生和保險等安排。
嘉里物流位于葵涌的倉庫中，其中一層約8000呎面積，代客儲存名貴紅酒，倉庫要特別控制溫度和濕度，溫度保持在攝氏12至16度，濕度維持于65%至75%。
另外，時昌迷你倉也設有紅酒儲存服務，以位于荃灣的倉庫為例，紅酒倉每月呎租26港元，較一般倉呎租14港元，高出85%。
儲存紅酒的租金按箱計，一箱12支，每年倉租約300港元，名酒每支價值過萬港元，投資者自然不會計較存倉費。
